Welcome to country living where privacy is the main feature of this unique 49 acre property. Having served several generations of farmers, this active cattle income producing property, has provided a reliable source of income. On the front of the property is a 1985 Broadmore 14' x 66' Mobile Home that has been rented out to the same couple for several years. This is grandfathered in with replacement constraints because of proximity to the railroad tracks located directly behind it. The couple would like to remain as renters as it has been their home for almost 19 years. The rental contract brings in $6,000 in income per year, and the mobile home will not be available for showings but can be viewed for inspection, with an accepted contract by the sellers. Meandering past the mobile home and over the railroad tracts, the property opens up to an additional 45 acres of land, with 3 barns, creeks, and a nice pond, viewable from the front porch. Deer, turkey, and numerous wildlife call this property home. The smallest barn, which once housed cattle, has now been converted to a large chicken coop. An addition storage building on the right, as you enter the property, is used as a garage and a storage area for equipment. Down past the house is another large building that was recently used for cattle, and for equipment storage. The lower barn has its owner power connection and can be used for repairs and hay storage. The barn before the house is connected to the house as a power source. The farm is fenced with woven wire around the entire property. Trails abound throughout the property and can be used for walking and ATV riding. The land has also served as an excellent hunting property for both deer and turkey, with nice bucks being taken over the years. The house was built in 2017 and comes with a full basement that is plumbed in for an addition bathroom option downstairs. The basement can easily be finished to provide additional room options. On the main level, in the living room, is a large woodburning stove that easily heats the entire upstairs. The laundry room is on the main level, across from the kitchen. Night times can be spent on a covered front that looks out over a pond directly below it. The owners installed a large cistern that runs the length of the front porch, capturing rain water from the roof. The owners haven't had to buy water for several years and utilize their washer often. The basement has a walkout door on the left side of the home. The septic system lies just over the hill on that side of the home. A large turnaround area is available, down beside the last barn below the home. A children's swing set and play area is also behind the home. Trees abound all around the property and a creek meanders on the left side and across the back. Its quiet at night . The property is located less than 4 miles from the Corinth exit (144), with easy access to I-75 North or South. You are 20 miles from Georgetown and less than 10 miles to Williamstown with plenty of shopping nearby. Corinth Lake access is less than 3 miles away. It's mostly quiet out here as tranquility and nature provide a golden place to raise a family or to relax in retirement.
